Earn an 8% return on your holiday home purchase with Guaranteed Rental Income on selected Charteroak® holiday home purchases*.
All of our holiday homes, on all four of our parks, are now available with the option to join our fully managed letting service, with Guaranteed Rental Income of 8% for the next three years. The Guaranteed Rental Income per annum, includes plot fees* and at the end of the three year period you will be given the option to move onto the Managed Sublet scheme, with a variable return.
How does Guaranteed Rental Income Work?
Our Guaranteed Rental Income enables you to purchase a holiday let, with the reassurance of knowing exactly how much income you will receive. Once you have purchased your lodge we will market the holiday let on your behalf. Your holiday home will be rented out purely for the purpose of holidays and the Charteroak® team will look after the whole process for you, from marketing and liaising with guests to looking after your lodge in between rentals.
What are the Benefits of Guaranteed Income?
With a Guaranteed Rental Agreement, you can enter into the world of holiday letting risk free. From day one you will have the peace of mind of knowing how much income to expect and when to expect the income in your bank account. Your holiday let income will not be affected by seasonality or market downturns, enabling you to effectively budget. Additionally, whilst in the three year Guaranteed Rental Income agreement, a number of annual costs associated with holiday home ownership will also be covered. These include:
Insurance
Utility bills
TV licence and broadband
Hot tub maintenance
Linen and cleaning (excluding periods of own use)
Annual plot fees
Rental commission
Maintenance programme
Is the Guaranteed Rental available with all Charteroak® lodge purchases?
Our 8% Guaranteed Rental Agreement is now available across our whole range of lodges at Southern Halt and Stonerush Lakes in Cornwall and on our luxury lodges, holiday chalets and bungalows at Manleigh Park in Devon as well as the wooden log cabins available at our newest park: Stafford Moor. You can view the available holiday homes at the bottom of this page.
Will I be able to use the lodge myself?
You will be able to use your lodge for up to 5 weeks in each calendar year of the Guaranteed Income Agreement. There are some restrictions on when these weeks can be taken, but you will find that you will have some access to your lodge throughout the year.
What if I change my mind?
If you decide that Guaranteed Rental is not for you, or would prefer not to sublet your holiday lodge at all, there are opportunities to end your contract before the end of the three years and we can explain all of this and any other conditions to you.
